Northern Virginia Real Estate Market Update - 2nd Quarter 2025

There were 6,613 single family residential properties sold in the Northern Virginia real estate market in the 2nd quarter 2025. This is up from 3,574 units sold in the previous quarter and also up slightly from 6,417 units sold in the 2nd Quarter 2024. 

The median sold price for single family residential properties in the 2nd quarter was $844,595.  This is up from a median sold price of $803,000 in the previous quarter and virtually unchanged from $846,750 for the 2nd quarter 2024.  

Sold prices ranged from a low of $137,900 to a high of $14,050,000 in the 2nd quarter.  Days-on-market ranged 0 - 435 days with a median DOM of 6 days.  The median sold price as a percentage of the median original list price was 100%.  

There were 2,656 condominium unit sales in the 2nd quarter 2025, up from 1,375 units sold in the previous quarter and also down from 2,770 units sold in the 2nd quarter 2024.  The sold prices ranged $82,500 - $4,420,00 with a median sold price of $468,387.  This is up from a median sold price of $418,500 in the previous quarter and up from $412,000 in the 2nd quarter 2024.  The median days on market was 24 days in the 2nd quarter with a median sold price as a percentage of the original list price of 100%. 

The Northern Virginia real estate market includes: Alexandria City, Arlington County, Fairfax County, Fairfax City, Falls Church City, Loudoun County, Manassas City, Manassas Park City, and Prince William County.


Alexandria City Real Estate
:

There were 315 single family residential sales in the City of Alexandria in the 2nd quarter 2025.  The sold prices ranged $195,000 - $5,325,000 with a median sold price of $968,000.  This is up slightly from a median sold price of $950,000 in the previous quarter with 188 sales and down slightly from $976,045 in the 2nd quarter 2024 with 316 sales.  The days-on-market ranged from 0 - 345 days with a median days-on market of 14 days.  The median sold price as a percentage of the original list price was 99% in the 2nd quarter.     

The median sold price for condominium units in the City of Alexandria market was $405,000 in the 2nd quarter with 291 units sold. The sold price range was $115,000 - $4,420,000.  This is up from a median sold price of $395,000 for the same period in 2024 with 291 units sold and down from $415,000 in the previous quarter with 216 unit sales.  The median sold price as a percentage of the original list price was 103% with a median days-on-market of 25 days.

Arlington County Real Estate:

There were 358 single family residential sales in the 2nd quarter in Arlington County.  Sold prices ranged $440,000 - $4,495,000 with a median sold price of $1,232,500. This is up from a median sold price of $1,205,000 in the 2nd quarter 2024 and also up from $1,200,000 in the previous quarter. Days-on-market ranged from 0 - 322 days with a median days-on-market of 6 days.  The median sold price as a percentage of the original list price was 103%.    

There were 329 condominium unit sales in Arlington County with a sold price range of $82,500 - $3,175,000 and a median sold price of $455,000.  This is up slightly from a median sold price of $450,000 with 233 units sold in the previous quarter and down from $500,000 for the same period in 2024 with 346 units sold.   Days-on-market ranged 0-560 days in the 2nd quarter with a median DOM of 12 days. The median sold price as a percentage of the original list price was 99%.

Fairfax County Real Estate:

There were 2,991 single family residential sales in the Fairfax County market in the 2nd quarter 2025.  The median sold price was $860,000, up from a median sold price of $850,000 in the previous quarter and unchanged from $860,000 in the 2nd quarter 2024 with 2,907 units sold.  The sold prices ranged from a low of $137,900 to a high of $14,050,000 in the 2nd quarter with a median days-on-market of 14 days.  The median sold price as a percentage of the original list price was 100%.   

There were 815 residential condominium units sold in Fairfax County in the 2nd quarter 2025, up from 530 units in the previous quarter and down slightly from 845 units sold in the 2nd quarter 2024. The sold price range was $142,000 - $1,975,000 with a median sold price of $388,000.  This is up from a median sold price of $378,000 for the same period a year earlier and up from $380,750 in the previous quarter.  The median sold price as a percentage of the original list price was 98% with a median days-on-market of 22 days.

Fairfax City Real Estate:

There were 70 single family residential sales in the Fairfax City market in the the 2nd quarter with a median sold price of $841,250.  This is down from a median sold price of $920,000 with 39 sales in the previous quarter and up from $830,000 for the same period a year earlier with 79 sales.   The sold price range was $455,000 - $1,975,000 in the 2nd quarter with a median days-on-market of 14 days. The median sold price as a percentage of the original list price was 99%.

There were 16 residential condominium unit sales in the 2nd quarter.  The sold prices ranged $238,000 - $670,000 with a median sold price of $279,750.  This is down from a median sold price of $310,000 in the previous quarter with 13 sales and down from $290,000 for the same period 2024 with 13 sales.  The median days-on-market was 7 days and the median sold price as a percentage of the median original list price was 98%.

Falls Church City Real Estate:

There were 40 sales of single family residential properties in City of Falls Church in the end quarter with a median sold price $1,412,500 and a sold price range of $715,000 - $2,950,000.  This is up from a median sold price of $1,225,000 in the previous quarter and up slightly from $1,405,322 for the same period in 2024.  The median sales-to-list price ratio based on the original list price was 105% in the 2nd quarter with a median days-on-market of 11 days.

There were 21 condominium unit sales in Falls Church City with a median sold price of $718,500 and a range of $285,000 - $1,203,000.  This is up from a median sold price of $465,000 in the 2nd quarter 2024 with 13 sales and up from $570,000 with 13 sales in the previous quarter.  The median days-on-market was 31 days and the median sales price as a percentage of the original list price was 96%.

Loudoun County Real Estate:

There were a total of 1272 single family residential properties sold in the Loudoun County market in the 2nd quarter 2025 with a median sold price of $882,250 and a sold price range of $274,000 - $5,600,000. This is up from a median sold price of $855,190 with 757 units sold in the previous quarter and up from $845,000 with 1192 units sold in the 2nd quarter 2024. The days-on-market ranged 0 - 321 days with a median DOM of 15 days. The median sold price to original list-price ratio was 100%.     

There were 283 condominium unit sales in the 2nd quarter.  The median sold price was $500,000, down from $515,000 in the previous quarter with 222 sales and up from $475,000 in the 2nd quarter 2024 with 301 sales.  The sold price range was $172,732 - $1,206,000 with a median days-on-market of 21 days in the 2nd quarter. The median sold price as a percentage of the original list price was 100%.

Manassas City Real Estate:

There were 94 single family residential sales in the City of Manassas in the 2nd quarter with a sold price range of $218,000 - $935,000. The median sold price was $575,000, up from a median sold price $515,000 in the previous quarter and up from $545,000 for the same period in 2024.  The median days-on-market was 7 days in the 2nd quarter with a range of 0 - 133 days. The median sold price as a percentage of the original list price was 100%.

There were 27 condominium unit sales in the 2nd quarter with a sold price range of $129,500 - $450,000 and a median sold price of $315,000.  This is down from a median sold price of $380,000 in the previous quarter and down slightly from a median sold price of $325,000 for the same period 2024.

Manassas Park City:

There were 40 single family residential sales in Manassas Park City in the 2nd quarter.  The sold price range was $365,000 - $875,000. The median sold price was $567,000, up from a median sold price of $520,000 in the previous quarter and up from $500,000 for the same period 2024. The median days-on-market was 10 days in the 2nd quarter and the median sold price as a percentage of the original list price was 100%.

There were 13 condominium unit sales in Manassas Park City with a sold price range of $213,000 - $509,000 and a median sold price of $370,000.   This is up from a median sold price of $321,000 in the previous quarter and also up from $359,900 in the 2nd quarter 2024.  The median sales price to list price ratio was 99% in the 2nd quarter with a median days-on-market was 9 days.

Prince William County Real Estate:

There were a total of 1,386 single family residential sales in the Prince William County market in the 2nd quarter.  The median sales price was $630,000 with a sold price range of $75,000 - $2,900,000.  This is up from a median sold price of $590,000 in the previous quarter and down only slightly from $635,000 in the 2nd quarter 2024. The median days-on-market was 14 days in the 2nd quarter.  The median sold price as a percentage of the median original list price was 101%. 

There were 198 condominium unit sales in the Prince William County market in the 2nd quarter 2025, up from 130 units sold in the previous quarter and down from 212 units sold in 2nd quarter 2024.   Sold prices have ranged from a low of $215,000 to a high of $1,150,000 with an median sold price of $440,750.  This is up from a median sold price of $425,000 in the previous quarter and up from $418,250 for the same period a year earlier.  The median days on market was 11 days in the 2nd quarter with a median sales-to-list-price ratio of 99%.
